STR Doors Fail Differently 🏡🔑

If you own or manage a short-term rental anywhere in the Okanagan - a Naramata bench cottage, a Kelowna lakefront condo, a Lake Country guest suite - your garage door is having a different life than your primary residence’s. Not necessarily a worse one, but a different one. And the failure modes are surprisingly predictable.

After years of servicing vacation rentals across Kelowna, West Kelowna, Peachland, Penticton, Vernon, and the South Okanagan, here’s what we’ve learned about keeping STR garage doors working without between-guest emergency calls.

What Makes STR Doors Different 🔍

Three things stack up:

1. Intermittent use. A primary residence opens its garage door 4-8 times a day. An STR might open it 4-8 times a week, and only when guests are present. Components that need regular cycling to stay healthy (springs, lubrication, opener motors) fare worse with sporadic use.

2. Variable user behaviour. Guests don’t know your door’s quirks. They force a stuck button instead of waiting. They leave the door open while loading the car. They report problems via the property management app instead of by phone, which adds delay.

3. Long vacancies. Between bookings, doors sit unused for days or weeks. Weather damage accumulates without anyone noticing. Battery-powered remotes drain even when not in use. Cold-cracked seals in winter go undetected until the next guest tries the door.

These create a different maintenance pattern than what we recommend for primary residences.

The Most Common STR Garage Door Issues 🚨

1. Dead remote batteries 🔋

By far the #1 STR call we get. A guest arrives, hits the remote button, nothing happens. They call the property manager at 9 PM. Now everyone is stressed.

Fix: Skip remotes entirely for STR properties. Install a weather-sealed wireless keypad with a code you rotate between guests. No batteries to drain, no remotes to lose, no late-night emergency calls. The keypad itself runs on long-life batteries that last 3-5 years and we replace during regular maintenance.

2. Lost or stolen remotes 🔑❓

Even with a keypad, some properties hand out remotes for convenience. They go missing - left in cars, dropped at the lake, taken home accidentally. Each lost remote is a small security risk.

Fix: Reprogram the opener at known guest-turnover points (end of season, after a notable check-out, etc.). The procedure clears all old codes and programs only your active remotes - any lost remote is permanently locked out. Takes about 20 minutes.

3. Sticky operation after long vacancies 🐌

Doors that sit unused for a week or two often run rougher on the first cycle. Lubrication settles, rollers stiffen, opener motors hesitate. By the time a guest notices, they’ve often forced something and made it worse.

Fix: Set a calendar reminder for the property manager to cycle the door every 5-7 days during vacancies. Most owners delegate this to cleaning staff between bookings. It takes 30 seconds and prevents 90% of “the door doesn’t work” calls.

4. Weather damage between checks 🌪️

UV cracks the bottom seal in summer. A wet-then-freeze cycle in fall locks the seal to the concrete. A windstorm dislodges the weatherstripping. None of these are emergencies on a primary residence - someone notices and calls. On an STR, they’re undetected until a guest reports them.

Fix: Twice-yearly maintenance (spring and fall) catches all of these proactively. We coordinate directly with property managers and cleaning teams so the visit happens during a vacancy.

5. Communication delays 📞

This isn’t a door issue - it’s a process issue. STR garage door problems get reported through the rental platform, which routes to the host, who messages the property manager, who calls us. By the time we arrive, the guest has often left a poor review.

Fix: Add our number to your STR welcome packet for “garage door specifically” with a note that we’re 24/7 and the host approves direct calls. Most guests will skip the chain entirely if they have permission.

Here’s the cadence we recommend for Okanagan STR owners and property managers:

Pre-Season (March-April) 🌸

Full tune-up visit: spring tension, lubrication with cold-and-UV-rated products, seal inspection, roller check, opener calibration, keypad battery replacement, code rotation if needed. Most properties book this in late March before the long-weekend traffic picks up.

Mid-Season Check (July-August) ☀️

Optional but recommended for high-use properties or anything south-facing in Penticton/Osoyoos. Quick check on UV-cracked seals and battery levels. Often combined with whatever cosmetic touch-ups the property is having done anyway.

Pre-Winter (September-October) 🍂

Full winterization visit: replace UV-damaged seals, swap to cold-rated lubricants, check spring fatigue, recalibrate opener for cold operation. Vernon and North Okanagan properties should book early - late September is ideal there.

Off-Season Cycling 🔄

If the property is closed for winter or extended periods, ask cleaning staff to cycle the door every 7-10 days. Empty cycles keep components healthy.

Vacation-Rental Pricing 💰

If you manage a vacation rental remotely, a Wi-Fi smart module on the opener is one of the highest-value upgrades you can make. From your phone you can:

  • Check whether the door is closed (after the guest leaves, or anytime)
  • Open it for a cleaning crew or contractor without sharing remotes
  • Get alerts if the door is open longer than usual
  • Confirm operation after a power outage
