Central and South Okanagan (Kelowna, West Kelowna, Peachland, Penticton, Osoyoos) need R-12 minimum - both for cold winters and to keep heat out in the summer. Vernon and the North Okanagan benefit from R-16 to R-18 because of harder, longer winters. Attached garages in any of these areas should always be insulated.
Which finishes actually survive the Okanagan sun?
Factory-baked polyester powder-coat finishes are the most durable and last 10-15 years before fading is noticeable. Painted finishes typically fade in 5-7 years on south-facing doors here. Vinyl-overlay finishes are the worst for our UV - we don't recommend them in Penticton or Osoyoos at all.
What price range should I budget?
A solid insulated steel door installed runs $1,400-$2,200 for a single-car opening, $2,200-$3,500 for a double. Premium designer doors with wood-grain or contemporary glass-panel finishes can reach $4,500+. Removal and disposal of the old door is always included.
