Garage Door Winterization Services
A summer of Okanagan UV cracked your seals. A January cold snap will finish the spring. Fall winterization stops both before the first call-out at 6 AM.
A Fall Visit That Pays for Itself in January
A Fall Visit That Pays for Itself in January
Most winter garage door emergencies in the Okanagan are predictable. UV-cracked weatherstripping that survived August fails in November when the cold hits. Springs that fatigued through a year of cycling snap on the first morning below -10°C. Bottom seals freeze to the concrete after a wet October because the door wasn't lifted between rain and the first freeze. None of these are surprises - they're scheduled events that we can pre-empt with a single visit.
Winterization is different from a regular tune-up. We replace, not just inspect, the seals that summer UV damaged. We swap standard lubricants for cold-rated silicone and lithium - even on doors that don't see -25°C, because thicker lubricants strain the opener motor and shorten its lifespan. We pressure-test springs for cold-weather fatigue and flag any that should be replaced before they snap. And we recalibrate the opener's force settings for the cold, when everything contracts and runs slightly tighter.
We book the winterization window from late September through mid-November. Vernon and Lake Country fill up first - their colder temperatures mean homeowners there feel the consequences fastest. South Okanagan can wait until late October. A typical visit runs $120-$200, depending on how much weatherstripping needs replacement. The math is simple: a winterization visit is about a quarter of what a January emergency spring replacement costs.
Why Choose Us for Winterization
UV-Damaged Seal Replacement
We don't just check the seals - we replace the ones a summer of Okanagan sun has cracked.
Cold-Rated Lube Swap
Standard lubricants thicken in -15°C and strain your opener. We swap to silicone and lithium products that flow at -30°C.
Spring Fatigue Check
We pressure-test torsion springs for cold-weather fatigue and flag any that should be replaced before they snap on a -10°C morning.
Opener Cold Calibration
Force settings adjusted for cold contraction so the motor doesn't strain through winter and shorten its lifespan.

Frequently Asked Questions
When's the right time to book a winterization visit?
Late September through mid-November works for most of the Okanagan. Vernon and Lake Country book up earliest - their colder microclimate means failures happen sooner. Kelowna and West Kelowna can book through October. South Okanagan (Penticton, Osoyoos) can wait until early November but don't push past mid-November.
Is this really worth doing if I'm in the milder South Okanagan?
Yes - especially in the South Okanagan. Penticton and Osoyoos get more UV damage than the rest of the valley, which means your seals are MORE damaged by fall, not less. The cold doesn't need to be -25°C to fail a UV-cracked seal - even a -5°C night with frost will break a seal that's already crispy.
Can't I just throw down some weatherstripping from Home Depot?
You can, and it helps. The catches: most consumer weatherstripping isn't rated for -25°C, the perimeter seal needs to be continuous (corners are where DIY usually fails), and the bottom seal has a specific channel profile that varies by door manufacturer. If you're comfortable with DIY for the side seals and we handle the bottom seal and lubrication, that's a reasonable split.
What's a typical winterization visit cost?
Base service is $120-$160 if seals are still in good shape and just need lubrication and adjustments. With seal replacement (most Okanagan doors need this after a UV summer): $180-$240. Vernon and Lake Country with full weatherstripping replacement and spring work can hit $300+ - we always quote in writing.
How does this differ from regular maintenance?
Maintenance is a tune-up that runs spring and fall - same scope both times. Winterization is specifically the fall version with extra focus on cold-weather prep: cold-rated lubricants instead of all-season, full seal replacement instead of inspection, opener force calibration for cold operation. If you do twice-yearly maintenance, the fall visit IS your winterization.
